Welcome to London’s most energy efficient office building

Journal — April 20, 2026 Welcome to London’s most energy efficient office building

Welcome to London’s most energy efficient office building: Arbor Bankside Yards, which has just secured a prestigious 4.5 star rating on the NABERS UK Whole Building assessment.

As the flagship commercial building within Bankside Yards, the UK’s first fossil fuel-free major mixed-use development, Arbor has been planned with sustainability in mind from day one. The efforts of Native Land and our team were verified this week when CIBSE awarded the score, based on a full year of in-use performance data.

Unlike design-based energy ratings, NABERS UK measures and rates the actual energy use of offices. Arbor’s score is based on the Whole Building rating, which is a more rigorous inspection than the alternative Base Build rating because it captures not only the core building performance but also the energy consumption of occupiers.

On this measure, Arbor is the only operational building in London with a prestigious 4.5 star rating, and the third best performing office building in the UK.

Designed by PLP Architects, with M&E and sustainability engineer Sweco, Arbor is a smart-enabled building with the ability to offer occupiers real time analysis to monitor and improve energy efficiency.

As part of its tenancy agreement with Arbor occupier The Carbon Trust, Native Land committed to a market-leading sustainability management regime to maintain the efficiency of the building. Arbor’s Property Manager Ashdown Phillips has led this collaborative effort between all users of the building.
