How do you design a workspace that lives up to the promise of the multi-award-winning office building that has reset expectations for the South Bank office market?

Native Land recently completed the fit out of 6,000 sq ft of office space on the fourth floor at Arbor, Bankside Yards. This was the first opportunity we’ve had to deliver a fit-out within a building we’d conceived as the embodiment of human-centric thinking that inspires and promotes big ideas.

Arbor is meticulously designed to enhance wellbeing through exhilarating architecture, abundant natural light, and access to outdoor space. The building has best-in-class operational sustainability: fossil fuel-free and powered by 100% renewable energy. Exceptional amenities, including five-star end-of-journey facilities complement the unrivalled lifestyle, entertainment, and cultural offer of the local area.

A workspace created by Native Land draws upon our expertise in delivering super-prime residential. The brief to fit-out designer, Modus, was to distil the look and feel of Arbor’s common areas, designed by PLP Architecture and Stiff + Trevillion to celebrate Bankside’s industrial heritage within a scheme characterised by modern luxury. They have delivered a future-focused workspace, defined by impeccable design and meticulous attention to detail.

The full-height 3×3 meter window bays of Arbor create the opportunity for light-filled workspaces with extraordinary views of central London that promote creativity and big-picture thinking. Flexibility is the core principle behind the organisation of the space – creating spaces to accommodate a diverse variety of work styles in a collaborative environment. 48 fixed sit/stand desks are complemented by hot-desking and collaboration space, three meeting rooms, and two 2-person phone rooms. The integration of arches provides architectural interest and a not-so-subtle nod to the building’s reception and the historic railway arches which run the length of Bankside Yards. Recycled and recyclable materials are used throughout and furniture has been specified to prioritise longevity and repairability.

The breakout area is the highlight of the space, providing a space to unwind and enabling informal meetings. Alongside the covered outdoor terrace it forms the basis of the social life of the office, creating opportunities to promote a positive company culture.
