2026 has begun with a significant milestone for Native Land, having exchanged contracts to acquire the freehold of a prime 0.5-acre site in Belgravia. The site, which includes Kilmuir House and 62 South Eaton Place, was purchased from Grosvenor, unlocking an exceptional super‑prime development opportunity in one of London’s most sought-after neighbourhoods.
With the acquisition now secured, demolition has already commenced on the site to make way for a new super-prime, amenity-led residential scheme, designed by the award-winning Pilbrow & Partners.
This fully-consented development will deliver a landmark residential scheme that blends timeless architectural character with modern luxury. The six-storey building will comprise 56 private residences and four affordable homes. Residents will enjoy world-class amenities curated by March and White Design, including concierge services, 24-hour security, a spa and swimming pool, a fully equipped gym, meeting rooms, a residents’ lounge, managed parking and storage facilities. Meanwhile, private terraces and landscaped communal gardens will create a green oasis in the heart of Belgravia.
Sustainability is central to the scheme, which will be all-electric and will use air source heat pumps and photovoltaic panels. The development will target EPC A and is set to be net-zero-carbon in operation. Urban greening across the site will deliver a 30% increase in biodiversity.
“This is a rare development… securing planning consent at a time when approvals for prime residential schemes in London are exceptionally uncommon gives the project a strong strategic advantage,” said Alasdair Nicholls, Chief Executive, Native Land. “It builds on our track record in delivering highly desirable, best-in-class developments in London’s super-prime residential market.”
This Belgravia project joins an exceptional portfolio that includes 10 Montrose Place SW1, Cheyne Terrace SW3, Burlington Gate W1, Holland Park Villas W8 and 100 George Street W1, alongside Opus at Bankside Yards, soon to be prime central London’s tallest new apartment building.
