Major milestone reached as sustainable retrofit project, SIRA, tops out

Journal — October 21, 2025 Major milestone reached as sustainable retrofit project, SIRA, tops out

Exciting news at 186-188 City Road, as SIRA tops out.

The Native Land team marked the major milestone on site at the former Lipton Tea company headquarters, along with JV partners Shorea Capital, architects, Stiff + Trevillion, contractor, 8 Build, structural engineer, Heyne Tillet Steel, project managers, Storey and planning consultants, DP9.

Designed by Stiff + Trevillion Architects, SIRA is a carefully considered retrofit of a Victorian building, which will retain the character of the existing building through cutting-edge practices. SIRA is set to offer 42,000 sq. ft of innovative workspace, with 75% of the existing structure being retained in the process. An all-electric building, SIRA will be net zero in operation and includes green-blue roofs, whilst offering high-end amenities and end-of-trip facilities. Strategically located in London’s Tech District, the building is next to Moorfields eye hospital and close to Old Street station.

Thank you to the entire project team including Shorea Capital, 8 Build, and Stiff + Trevillion. Native Land looks forward to the upcoming progress of this sustainable redevelopment in the centre of London’s Tech District.
